HOLLYWOOD VIDEO SIGNS LEASE
AT TORREY HILLS CENTER

San Diego, CA 92130 - Sorrento Hills Market Place, L.P. has leased approximately 3,866 square feet in the Torrey Hills Center located at SEC Carmel Mountain Rd. and E. Ocean Air Dr., San Diego, CA 92130 to Hollywood Entertainment Corp., doing business as Hollywood Video for a video rental store.

The lease is for 10 years and a consideration of $1,598,204.40, according to Flocke & Avoyer Commercial Real Estate. The Tenant anticipates a September, 2005 opening.

Steve Avoyer and Bill Thaxton of Flocke & Avoyer Commercial Real Estate represented the Lessor in this transaction. The Lessee was represented by Brad Becker of Retail Properties Group.
